When you represent a buyer or a seller, you are required to disclose all of the property defects that you know or should have known about. A licensee can not simply ignore material defects or required property disclosures and hope the home inspector finds the problems. License Law and Rules required disclosure of property condition items that the licensee knows about or should have know about “prior to or during the preparation of an offer” and not at the time of the home inspection. Attend this course and view pictures of issues found on actual home inspections. You are not a home inspector. However, you need to understand the issues in order to properly disclose and advise your client as to whom they should consult to handle the problem properly. This course is approved by the Maine Real Estate Commission for 3 clock hours of continuing education.
