Home Inspection 101

Property disclosure has become an extremely important function of the real estate licensee. Real Estate License Law and Rules require licensees to disclose material defects and other property disclosures that the licensee knows or should have known when the licensee is representing a buyer or a seller. These disclosures are required to be provided to the buyer “prior to or during the preparation of an offer”. This does not allow the licensee to rely on the home inspector to make the required disclosures for the licensee of either the buyer or the seller. The home inspector arrives too late in the transaction to meet the licensees’ required disclosures. Come to this course to see the property from the building inspector’s point of view. This will assist you in better representing you buyer and seller clients and looking out in their best interest. This course is approved by the Maine Real Estate Commission for 3 clock hours of continuing education and by the New Hampshire Real Estate Commission for 2.5 credit hours.
