1031 Tax Deferred Exchanges - Basic Course

A 1031 Exchange is a transaction in which a taxpayer is allowed to exchange one investment property for another by deferring the tax consequence of a sale. The transaction is authorized by §1031 of the IRS Code.  Licensees are in the ideal position to recommend an exchange when appropriate. Often times, a Seller is unaware of 1031 exchanges and misses the opportunity to buy replacement property with pre-tax dollars. Suggest a 1031 exchange any time your Seller does not live in the property and you may be able to help your Seller defer significant gains while earning a great referral source. This course covers the basic elements of a 1031 Tax Deferred Exchange and topics include terms, basic rules, safe harbors, simultaneous exchanges, myths and facts about 1031 tax deferred exchanges and much more. This course is approved for 3 clock hours of continuing education by the Maine and New Hampshire Real Estate Commissions.
