Maine Sales Agent Course – Live Online
This class will be conducted by our instructors live online using the REcampusLIVE platform. We recommend that you test your ability to connect to the REcampusLIVE platform before the course starts. You can test it here.

The state of Maine requires that a person pass the 55 hour Sales Agent course and a state exam, both with a 75% or better, in order to qualify for a Sales Agent license. Our 55 hour Sales Agent course covers all of the material required by Maine License Law and Rules to qualify for a Sales Agent license.

As per state mandates, students are allowed to miss no more than 10% of seat time for live qualifying education classes. While we make every effort to accommodate special arrangements for students missing more than the allotted time, we cannot guarantee that every situation will result in available make up time. An additional fee to the student will be charged, based on the amount of time needed and the availability of the instructor.

The course fee includes the textbook and materials. The course materials will be uploaded to your Student Portal and the textbook will be mailed to the address you provide during checkout.

Maine Sales Agent Home Study Course

The state of Maine requires that a person pass a 55 hour Sales Agent course with a 75% or better overall course grade, in order to qualify for a Sales Agent license. Our Home Study course covers all of the topics that you will face on the Maine Real Estate Exam. The state exam is currently administered by Pearson Vue, and is also required by Maine License Law and Rules to be passed with a 75% or better.

The course fee includes all course materials, text book, shipping, and the course final exam. Once you receive notification that your order has been processed and completed by the Arthur Gary staff, you will gain access to your course documents via your student portal.

The introduction will instruct you on beginning the course, as staff prepares to ship you the course text, the 9th Edition Maine Real Estate Principles & Practices by Elaine Richer. You will also receive a handy pocket guide; the National Association of REALTORS® Antitrust Compliance Guide for REALTORS®, and electronic versions of the Maine Real Estate License Law and Rules Reference Book, Pearson Vue’s Maine Real Estate Candidate Handbook, and the Maine Real Estate Commission’s Sales Agent Outline which breaks down the percentage of questions from each topic that you will encounter on the course final exam, as well as the State Exam.

The course is broken down into 5 modules, each containing exercises, case studies, and a quiz, and you will also be required to schedule the in person course final exam at the Arthur Gary School of Real Estate. One advantage of the Home Study version versus our Live In-Class Versions, is that the Home Study students are given 2 attempts on the course final exam to bring their total course score to a 75 or better.

Appraisal Process – Maine and New Hampshire

Are appraisals a problem for you and your buyers and sellers? If not now, they may be in the near future. Come to this class to hear a very experienced appraiser talk about things that matter to you and your buyers and sellers when it comes to getting a property to appraise. Topics that will be covered include

a. How does the type of loan affect the appraisal?
b. Legislative changes that affect appraisals.
c. What is included in the Appraiser Package?
d. The appraisers inspection requirements.
e. What does an appraiser adjust for and which do they not adjust?

This course has been approved by Maine and New Hampshire Real Estate Commissions for three clock hours toward renewal or activation of a real estate license in Maine.

Appraisal Process – Massachusetts
Starting with court and appraisal institute definitions, this course will take real estate licensees through the Massachusettes Appraisal Institute Appraisal Process. In addition to learning about how an appraisal is put together differently than a CMA, licensees will also learn about recommending the appropriate appraisal license type for the specific property as well as a general overview of the report you can expect after an appraisal based on the industry standards.

Some environmental issues have the potential to substantially affect the value or marketability of the real estate licensee as well as the buyer and the seller.  The Bad And The Ugly will ensure that attendees have a basic knowledge of the most serious common problems that cause harm and liability. This course is approved by the Maine Real Estate Commission for 3 clock hours of continuing education.

Basics of Guiding Clients through Foreclosure, REO, & Short Sales

This course will provide agents with the knowledge necessary to successfully guide prospective buyers through Short Sale, Foreclosure and REO home purchases. The course addresses potential issues listing agents need to know in order to successfully guide sellers through short sale and pre-forclosure sales. This course is approved for 1 credit hour by the New Hampshire Real Estate Commission only.

Basics of Residential Title Examinations

This course will provide agents with an understanding of the title examination process. This knowledge will enable the agent to assist a buyer with questions relative to the reason a title examination needs to be completed prior to the purchase of real estate. It will also enable the agent to answer basic questions a buyer may have with respect to how real estate is title in New Hampshire and the various components of a deed. It also covers where real estate related legal documents ar filed and what documents are examined during a title search. This course has been approved for 1 clock hour of continuing education by the New Hampshire Real Estate Commission only.

Basics of Residential Title Insurance

This course will provide agents with a greater understanding of title insurance and the types of potential issues covered. It will enable agents to answer basic questions a client may have with respect to the owner’s title insurance. Examples of prior claims are explored as a method to assist agents to fully understand the breadth of coverage title insurance affords. This course has been approved for 1 clock hour of continuing education by the New Hampshire Real Estate Commission only.

Have you ever wanted to know how to construct safe “Green” buildings or know how to convert and retrofit existing buildings so that they will be safer and less polluting?  This course will describe how to use safe, environmentally preferable building materials, how to implement water efficiency and energy conservation so that you can better represent your clients who are concerned with environmental issues.  This course is approved by the Maine Real Estate Commission for 3 clock hours of continuing education.

Business Models And The Real Estate Consumer

New business models are coming on the real estate scene. Real estate licensees need to understand them in order to work with other licensees in the best interest of the licensee’s clients. Avoiding or ignoring, the new models will not make them go away. Come to this class to see how to work with them for the mutual benefit of your clients and yourself. Who knows, maybe you will decide to offer something new to your clients. This course is approved for 3 clock hours of continuing education by the Maine and New Hampshire Real Estate Commissions.

Closings That Should Have Closed But Didnt

This is a case study course where various actual real estate closing situations are presented and analyzed. Agents gain an understanding of issues that arise as a result of mistakes being made during the home buying and selling process. Each case presents a closing that either did not occur or that was delayed and the impact on buyers and sellers. This course presents a detailed review from the discovery of the problem to the solution or consequences. Each situation is further evaluated to determine what real estate agents could have done in the course of their work to have prevented the delay or demise of the closing. This course is approved for 2 clock hours of continuing education credit by the New Hampshire Real Estate Commission only.

Commercial and Investment Real Estate: Tools of the Trade – Home Study Course

Commercial and investment properties are some of the fastest growing segments of the real estate market. Sales opportunities are rich, but the rules for buying, holding and selling real estate can often be completely different from those governing the  residential realm. This book opens the door to commercial and investment real estate and is an invaluable resource to everyone from beginning agents to experienced brokers. Learn how to evaluate commercial properties, calculate cash flows, and negotiate capital gains taxes and 1031 exchanges.

This course is approved for 6 clock hours by the Maine Real Estate Commission and 3 clock hours of continuing education by the New Hampshire Real Estate Commission.

Course material will be shipped via USPS and should arrive in 2-3 business days, depending on your location.

Comparative Market Analysis (CMA)

In this course, attendees will learn what a CMA is comprised of, different ways the calculations can be made, and how the information is best used. This class will also review different appraisal licenses and there will be an open discussion about the trials and tribulations of putting together a CMA.

 your license has expired and you renew on or after April 1, 2019.
 you activate a license on or after April 1, 2019.

Licensees with a license expiration date prior to April 1, 2019, who renew prior to April 1, 2019, may fulfill their core course requirement with either “Core Course for Designated Brokers – 2” or “Core Course for Brokers and Associate Brokers –2 ” (depending on your license type) or the core course appropriate for the license type as noted above.

CYA-Cover Your Aspirations When It Comes To Environmental Issues

Environmental Issues are big issues with buyers today.  Covered will be the pertinent environmental issues that may be encountered by real estate licensees and offer ways to manage problems that arise as well as ways to avoid problems before they arise. The purpose of this course is to assist the licensee in knowing how to respond to potential and actual environmental problems, with an emphasis on finding opportunities for enhancing property values and reducing the incidence of problems. This course is approved by the Maine and New Hampshire Real Estate Commissions for 3 clock hours of continuing education.

Deeds, Descriptions And Due Diligence

This course will answer this and many other questions.  The course covers types of deeds, components of a valid deed, recognizing easements and restrictions in deeds, title insurance, the recording system and drawing plot plans from deeds. This course is approved for 3 clock hours of continuing education by the Maine and New Hampshire Real Estate Commissions.

This course focuses on essential and advanced best practices for purchase and sale agreements. The course teaches general principles of contracts, helps licensees understand the importance of proper drafting, and reviews essential provisions of a typical purchase and sale agreement. Some topics include: What constitutes a valid offer and acceptance, avoiding inadvertent rejection of offers, Merchantable Title/Use and Enjoyment, due diligence (inspections), and discussions of hypothetical and actual case studies. This course has been approved by the Director of the New Hampshire Real Estate Commissions for three clock hours toward fulfillment of the educational requirements for activation or renewal of a real estate license. This course is appropriate for licensees of all levels.
