Seller Representation

Seller Representation is a comprehensive overview of the information you need to effectively work with and represent sellers of today. You will learn how to identify the different types of sellers and properly represent them in connection with a sale transaction. Areas to be covered include preparation for an initial seller meeting and determining seller needs, objectives and motivations, defining vicarious liability, pricing and strategy, preparing the listing agreement, working with co-brokers and handling offer situations. This course has been approved by the Director of the New Hampshire Real Estate Commission for three clock hours toward fulfillment of the educational requirements for activation or renewal of a real estate license. This course is appropriate for licensees of all levels.

Selling to the Different Generations

In this course, learn about the constantly changing generational characteristics of people you are working with so as to provide service that best suits the needs of all parties involved in a transaction. Identifying these traits will enable you to tailor services and communications to better suit the people involved in a transaction. Learn about preferences of the six living generations in America, and what those preferences relate to a real estate transaction. This course is good for all levels of licensees and is approved for 3 hours of continuing education by the Maine and New Hampshire Real Estate Commissions.

The senior market has different wants, needs and desires than the Gen-Xers, Gen-Yers and after.  Come to this class for a discussion on how to meet the needs of seniors who are in the market to buy or sell real estate. Short Sales

Short Sales
Short sales are not business as usual. They require a new set of skills before the listing, during the listing, at the offer stage and taking them to closing. Come to this class to learn the intricacies of short sales. Learn how to list short sales and how to get short sales to closing. This is not your usual short sale course. This course actually tells you what you have to do in order to list and actually close a short sale. Other courses give you theory. This course gives you down and dirty details of what needs to be done and how to do it. This course is approved for 3 clock hours of continuing education by the Maine and New Hampshire Real Estate Commissions. Also approved for 3 credit hours of CE for Mortgage Loan Officers.

What are the Licensee’s duties in helping solve problems that arise? How can these issues be avoided in the first place? These and many more questions will be answered during this lively course. Topics to be covered will include clauses in a Purchase and Sale Agreement, Stigmatized Property, handling of offers and counter offers, due diligence, earnest money deposits, and much more. This is an intermediate level course that uses class discussion and input. This course is approved for 3 clock hours of continuing education by the Maine and New Hampshire Real Estate Commissions.

Transaction Troubleshooting Act II

Similar to our first level course. It seems as though every transaction has issues that crop up at some point. How do you handle these issues? How do you assist your client in working these issues out so that they can buy or sell? What are the Licensee’s duties in helping solve problems that arise? How can these issues be avoided in the first place? These and many more questions will be answered during this lively course. Topics to be covered will include confidentiality, disclosure of information the client has said not to disclose, advising your client, due diligence, and much more. This is an intermediate level course that uses class discussion and input. You do not have to have taken Transaction Troubleshooting to take this course. This course has been approved for three clock hours of continuing education by the Maine Real Estate Commission.

TRID and the New Disclosure

This course reviews the changes to federal RESPA regulations made in 2010 with respect to the diclosure of fees buyers pay when obtaining a federally related mortgage as a foundation to the 2015 changes. This course will also provide the agent with knowledge necessary to understand the changes in regulations that took effect October 3, 2015. Upon completion participants will be able to answer basic questions buyers may have with respect to the new regulations. Agents will also become aware of the procedures they need to implement in order to prepare their buyers and sellers for the changes. This course is approved for 2 credit hours by the New Hampshire Real Estate Commission only.

Understanding Older Housing

New England has some of the oldest housing stock in the nation. Buyers of houses in New England need to know the advantages and pitfalls of old houses if they are to make logical decisions about which house to buy. Real Estate licensees need to have this knowledge about old houses to assist buyer and seller clients. Linda Griffin and Les Fossel are considered experts in the field of early New England housing. They have been providing the information and resources that real estate licensees need to know about early housing for over a decade. We know of no other course of this type and depth that is being taught in Maine or New Hampshire. This course has been cited as an outstanding model by both Maine Preservation and the National Trust for Historic Preservation. Wear comfortable shoes to this course, as it includes visits to two antique houses. This course is approved by the Maine Real Estate Commission for 7 clock hours of continuing education and by the New Hampshire Real Estate Commission for 3 credit hours.

Understanding Title Insurance Through Claims

This course will provide licensees with a detailed understanding of the types of title insurance policies available to homebuyers when purchasing residential real estate. The course explores the coverage extended in both the standard and enhanced owner’s title insurance policy. Agents will also gain understanding of the cost and coverage difference between the standard and enhanced policy. They will also gain an understanding of the standard and property specific exclusions from coverage. The various types of coverage provided in an owner’s title insurance policy is illustrated through examples of actual and likely claim scenarios. This course has been approved by the Director of the Maine and New Hampshire Real Estate Commissions for three clock hours toward fulfillment of the educational requirements for activation or renewal of a real estate license.
